I am Lyndon Clifton with RE/MAX Coastal Properties. I am here to help you! I will help you know what to ask lenders to avoid pitfalls of paying too much for a loan and I will also help you get the best deal possible on the home you want. Please keep in mind that this is what I do this for a living. Full time. I can set all the appointments, which will save you time, and provide my expertise in evaluating potential homes for you. I even contact “For Sale By Owners” for you. (They will save on the commission and those savings will be passed on to you!) I deal honestly and fairly with all parties! I ensure that you are getting the value you desire, and that all of your rights are protected! That is my job, to protect you and find you the home you want!
Talking to Lenders
You will first want to talk to a lender to find out what you qualify for. Three lenders who can help you are:

You can call any other lender, but don’t give them your social security unless you plan on using them to give you your loan. Each time a credit check is done, it lowers your credit score, so shop first, select, and then release the info so you can get the loan. Also, ask them 2 important questions: 1) what is your best interest rate with NO points, and 2) how much are your lenders charges? Interest rate is tied to credit score and reputable lender’s charges are about $425-$450 (tax service, underwriting, and document preparation).
After you know how much you qualify for, I will send you listings in that price range. Let me know what your “druthers” are and when you will be in the area and I will help you get the best deal possible after you select the one you want to make an offer on! With any luck, the Seller will pay most of your closing costs and you will be a happy person!
How do I represent you?
Keep in mind that the Seller pays my commission whether I am the listing agent or helping you just as a Buyer’s agent. If I am showing you other agencies listings, then I can give you feedback on what I think is an appropriate offer, counter-offer, etc. If I am showing you a RE/MAX Coastal Property listing, then I will mediate the deal, dealing honestly and fairly with both parties. What I DO is SHOW you from the Multiple Listing Service what recent sales have been, so you know what market rate is. From there you determine what you want to offer and the Seller decides for what price he is willing to sell. The following two paragraphs show the different ways I can represent you:
a. Single Agent: 1) Deal honestly and fairly, 2) Loyally, 3) Confidentially, 4) Obediently, 5) Full Disclosure, 6) Account for all funds, 7) Use skill, care, and diligence in the transaction, 8) Present all offers and counter-offers in a timely manner, unless client has previously instructed otherwise, in writing, & 9) Disclose all known facts that materially affect the value of the property.
b. Transaction Agent: 1) Deal honestly and fairly, 2) Account for all funds, 3) Use skill, care, and diligence in the transaction, 4) Disclose all known facts that materially affect the value of the property, 5) Present all offers and counter-offers in a timely manner, unless previously directed otherwise, in writing, 6) Limited confidentiality, unless waived in writing by a party. This prevents disclosure to the Buyer that the Seller is willing to come down on his price, and prevents disclosure to the Seller that the Buyer is willing to pay more for the property, and 7) Any additional duties entered into by separate agreement.
Note that I am working honestly and fairly in both ways you may be represented. The most important thing is that I will show you for what homes are selling and you will make the decision about how much you wish to offer!
